the directory. Guide2mortgage.com is merely a professional resource tool. We do, however,

How many lenders are in your directory? |
 |
We have approximately 360 lenders representing over $168 billion dollars in commercial mortgage capital, and we are constantly adding new ones. As a company policy, we focus on the quality of lenders in our directory, not the number. All are direct lenders, meaning that they lend their own money or have discretionary authority over a pool of capital. We verify this for each lender.

I am a Broker. What's the difference between a Basic Borrower Subscription and a Premium Borrower Subscription? |

First off, in our directory we use the term broker and borrower as one in the same. A Basic Subscription is free. It allows you to post one property that needs financing. You may not run searches of the directory.
With a Premium Borrower Subscription, you can post an unlimited number of properties to the directory and you can run unlimited, 24/7 searches for lenders in the directory. To Subscribe, Click Here.

If I post a property on the site, who can see the information? |

The information on posted properties is only available to our approved direct lenders. Their only contact person regarding the property will be you.

How often do you update the lender info in your directory? |
 |
All of our lenders are assigned Usernames and Passwords so that they can access their lender profiles as often as they wish and make any necessary changes. Some update weekly, others monthly, others less often. We place all of our lenders on a 90-day update program whereby, should we need to, we contact them to update their profile. The average age of our lender profile information is 75 days.

How do I know how old a lender's profile is? |

We date stamp all our lender profiles so you know the exact date that the lender profile was last updated.

What kind of lenders do you have in the directory? |

We have a cross section of Pension Funds, Life Insurance Companies, Credit Companies, Private Lenders, Savings Banks, Banks, and Conduits.

What is the minimum and maximum loan amounts that guide2mortgage.com targets? |

$500,000 is the minimum choice on our lender profile form. We find that some lenders that choose this minimum will fund lower loan amounts, but our form does not go lower. $300,0000,000 is the maximum choice on our lender profile form, but again, some lenders are restricted by our form and can go higher.

This is best for the low volume user. Do you have equity sources in the guide2mortgage.com directory? |

Not where one could run a search for equity investors. However, many of our mortgage lenders invest in hybrid debt/equity structures that tend to resemble equity. For example: participating mortgages, joint ventures, high leverage bridge and mezzanine financing, etc. You can run a search for these products.

What information will I see on a lender? |
 |
The Demo Search link on our homepage will show you all the detailed information you will see in our lender profiles. Main features you will see include: the date stamp showing the timeliness of the information; a hyper-link to the lenders website so that you can find out more information about the lender; detailed underwriting information such as loan pricing, fees, third party report requirements,
and the type of properties they lend on, type of loan structures they offer, etc. You will also find contact information to loan officers and decision makers. Another special feature is the hyper-link to the loan officer's e-mail address so that you can send them an e-mail while reviewing their lender profile. Finally, we have a personal notes area where you can add you own personal comments about each individual lender. These notes are private to your username only.
