Getting Started:
guide2mortgage.comSM is designed as a user friendly website. You can either search for a lender and/or post a property that you are trying to finance and let the lenders call you. You can navigate around the site by choosing one of the buttons in the upper "toolbar" of your screen. To get started, lets discuss the Demo Search button.

 
Demo Search:
The Demo Search button will take you to a page on our site where you will be able to see a sample of a typical search request. As a fictitious, potential borrower, you will see a form that has been filled out for you that contains some primary characteristics of the type of financing you are seeking. After you have reviewed the items on the form, click on the "search" button at the bottom of the page to begin the simulated search process. At this point, the entire database is searched for lenders that have loan programs that match the primary loan and property characteristics you have designated. For demo purposes, only three fictitious lenders are listed, and only the first one is an active link. Clicking on a listed lender’s name will bring up that lender’s current, comprehensive lender profile. Each lender’s profile will stipulate all major aspects of their mortgage loan/investment program. Additionally, accurate and up-to-date personal contact information is displayed allowing you to contact the correct person to discuss your particular financing request. At this point in Demo Search, you should have a fairly good understanding of how our site can help guide you in your search to find the most competitive source of mortgage capital. Demo Post:
The Demo Post button will show you what your posting will look like and what information is provided to the lender. Only lenders in our directory have access to the information that you post. If the information in your posting matches the loan criteria in a lenders profile, that lender will be able to see your posting. Your contact information is provided to the lender as part of the posting. The lender can then contact you directly. With a Free Basic Subscription you can post one property to the directory although you will have no abilty to search the directory. With our Premium Subscription you can post an unlimited number of properties and run an unlimited number of searches. To see a sample posting, Click Here.

Subscribe:
We offer two subscription plans.

1) Free Basic Subscription.

After registering, this plan allows the user to post one (1) property that needs financing to the directory. If this property meets any one of our lender's loan criteria, the lender(s) will be automatically notified and may contact you. We only publish the directory. Guide2mortgage.com does not get involved in the transaction.

2) Premium Subscription:

This plan allows you to post as many properties that need financing as you want. You also can run unlimited, 24/7 searches of the directory looking for lenders. With the Premium Subscription plan you will have lenders calling you, or you can actively search for and call upon the lenders that match your search criteria.
We offer two payment plans for our Premium Subscription:

A) MONTHLY PLAN
Individual Monthly subscriptions, at $59 per month, allow unlimited 24/7 access to the directory. During this time you can run an unlimited number of searches and post an unlimited number of properties that you are trying to finance. The monthly plan is set up, via secure server, as an automatic recurring monthly charge on your credit card. You receive full access to the site, month after month, as long as you choose to keep your account current.
You may cancel your subscription at anytime. To cancel, simply send us an email or fax. Cancellations will become effective 30 days from the date of your last monthly payment. For corporate group rates, please inquire.
You may also convert your Monthly Plan to the Annual Plan anytime during the first 2 months of your subscription and get 100% credit of the cost of your Monthly Plan applied toward the price of the Annual Plan. Contact Us to convert to the Annual Plan.

B) ANNUAL PLAN
Subscription is valid for a twelve (12) month period of 24/7 access. During this time you can run an unlimited number of searches and post an unlimited number of properties that you are trying to finance. Payment may be made online, fax, mail or telephone.
The annual, individual subscription rate is $595 U.S. For corporate group rates, please inquire.

One of guide2mortgage.com’s goals is to help to inform the commercial real estate industry of your mortgage lending program in a thorough, accurate and timely manner in a media source that is easily accessed, thereby guiding informed borrowers with potentially qualified properties quickly toward your lending program.

You can navigate around the site by choosing one of the buttons in the upper toolbar of your screen. If you want to see how we have described the use of our service to borrowers, please click on Borrower. Otherwise, lets get started with discussing the Lender’s Entrance.

We offer two types of Lender Listings.

1) Free Basic Listing.

At this time there is no charge to be listed in the guide with a Basic Listing. The Basic Listing allows your company to maintain a profile of your lending criteria in the directory. Our subscribers can see your company information if your loan criteria matches the criteria they are seeking.

2) Premium Lender Listing.

This category of listing allows you to view all the posted properties that match your lender criteria.

Advertising opportunites are available on our homepage and via an enhanced listing whereby your company name goes to the top of any list, in alphabetical order, with your logo adjacent to your company name. This enhanced listing gives maximum exposure and can be used in conjunction with the Basic or Premium Listing. Please Contact Us if you are interested in advertising.


Lender’s Entrance:
This is where you will need to log-in in order to access the database that will contain the information on your lending program. Additionally, any website updates or changes that are pertinent to lenders will be discussed on this page.

If you are not currently listed in the guide, you can become listed right now! Choose the New Lender button. This will take you to a form, which when completed will contain all the information that will make up your lender profile in the guide. You will also choose a username and password. If you want to change your password you may do so later at any time. Use your username and password to enter the site. Your lender profile will be displayed for editing. Upon completing the form, the information will be sent to our site administrator for review. Should any questions arise, you will be contacted via email for confirmation. Only when you have confirmed the information, will the profile be sent on to the database.

If you are a lender presently listed in the guide, Existing Lender, you may log-in by entering your user name and password. You may change your password anytime, once you have logged in. You will now be able to edit your lender profile page. Once your page has been updated, you then submit the changes. Our site administrator will review the changes prior to releasing the changes to the database. Should any questions arise, you will be contacted via email for confirmation. When you have confirmed the information, the changes will be sent to the database.
